What to Look For when Choosing a Property Manager

Joseph Kanner owns Quantum Management, an Elmsford, New York-based property management company. In this role, Joseph Kanner works hard to meet client expectations and provide the highest level of service.

If you are looking to hire a management firm to oversee a rental property, homeowner association, or condominium, you need to first ask yourself the following questions:

- Staffing: Does the company provide an experienced site manager who can do what you need him or her to do during the hours and days that work best for you? A truly reliable firm will also offer a 24/7 emergency phone number for after-hours concerns.

- Financial: Does it employ knowledgeable bookkeepers to generate detailed monthly financial reports that include entries for real estate taxes, mortgages, and insurance?

- Management: Will the company supervise all vendors, including construction workers and maintenance personnel, who work on the property? Does the firm find new tenants?

- Compliance: Will it ensure that the property is compliant with all government regulations? What if tenants violate the terms of their lease? Will the firm handle all aspects of the eviction process, including appearing in court?

Three Tips for Property Managers - How to Get Along with Tenants

Joseph Kanner owns Quantum Management, a residential rental property management firm in New York. Involved in the day-to-day operations of his company, Joseph Kanner maintains good communication with the tenants in his buildings to help create a clean and safe environment. The following three tips can help property managers facilitate a positive relationship with their tenants.

-Make it easy to pay rent on time every month. Online payments are usually the easiest, and they become even easier when tenants can set up automatic payments. California is the only state that compels landlords to also offer a non-digital payment alternative, so most property managers can write online payments directly into the lease.

-For the protection of all parties, all leases should be formulated in writing, even month-to-month arrangements. It is worth the time and expense to get professional help when writing leases. Make an unbeatable lease that complies with all the laws in your state, and enforce it uniformly to protect yourself against legal hassles.

-Try to respond to tenant concerns and queries quickly. Property managers are busy, but building trust and a positive relationship with tenants pays off in the long run. Residents appreciate managers who are responsive and fair and make timely repairs when needed.

Giants Sign Undrafted Free Agent Cornerback

As the owner of Quantum Management for more than 25 years, Joseph Kanner oversees an extensive portfolio of condominium, rental, and HOA properties. In his leisure time, Joseph Kanner enjoys watching NFL football and rooting for his favorite team, the New York Giants.

After an 11-5 season and a Wild Card round playoff loss to the Green Bay Packers, the New York Giants have been looking to upgrade their defense. One of those areas is the secondary position, though the team did little during the draft to address that need. However in a post-draft, the team signed undrafted free agent cornerback DaShaun Amos to a contract with undisclosed terms.

During Amos’ senior college career at East Carolina University, he picked off one pass and recorded a single sack. Amos will compete for a job during training camp, but his performance there will determine whether he does or does not make the final 53-man Giants team roster.
